The door is the variable, not the lock
Okaloosa Island Smart Lock fits and services electronic entry hardware. Before any of the product discussion, here is the thing that decides whether you end up happy, and it is almost never what people ask about first.
A smart lock is a small motor turning a bolt. That motor has a fixed amount of torque and a battery to spend it from. A manual deadbolt has you on the end of it, and you have far more strength than the motor does and you adjust without thinking. When a door is slightly out of alignment, your hand compensates — you lean on the door a fraction and the bolt goes home. The motor cannot lean on anything. It pushes, meets resistance, stalls, and reports a failure.
This is why the overwhelming majority of "my smart lock is unreliable" complaints are actually misaligned doors. The lock is doing exactly what it was built to do and the opening is not letting it. And on a barrier island this is worse than average, because humidity swells timber, wind loads doors that face open water, and hinge screws work loose faster on doors that get pulled hard by guests who do not own the place.
So the correct sequence is: fix the door, then fit the lock. Check that the existing deadbolt throws fully with the door closed and with no hand pressure on it. If you have to push, pull or lift the door to lock it, a motor will not do that for you. Adjusting the strike, deepening the bolt hole in the jamb, and driving long screws through the top hinge into the framing behind the jamb are the three fixes that turn a marginal opening into a reliable one. Doing that before installation prevents more support calls than any product choice.
Keypad locks and connected locks are different purchases
People say "smart lock" for two quite different things, and choosing the wrong category is the second most common source of disappointment.
A keypad lock is standalone. It has a code, or several codes, stored in the lock itself. There is no network, no application, no account, and nothing to break when the internet drops. It cannot be operated from anywhere except in front of the door. For a very large share of island properties, this is genuinely the right answer — it removes the physical key from the equation, which is what most owners actually wanted, without introducing a dependency on a network.
A connected lock adds a radio so the lock can be reached remotely: check whether the door is locked from another state, issue a code to a guest arriving tonight, revoke a cleaner's code the moment they finish, see a log of who opened the door and when. For an owner managing a unit they do not live in, that is a real capability and it is why connected locks dominate on rental units here.
The honest trade-off is that a connected lock has more things that can fail and more that has to be maintained — an account, a hub or bridge in some designs, firmware, and a dependency on the property's internet connection. If a unit's internet is unreliable, a connected lock inherits that unreliability. Decide whether you need remote control or whether you only wanted to stop handing out keys, because the second need is met by simpler hardware.
The radios, in plain terms
The specification sheets list radio protocols as if everyone knows what they mean. They come down to a few practical differences.
Bluetooth is short range. It talks to a phone standing at the door and nothing else. A Bluetooth-only lock is a keypad lock with a phone as an extra key — no remote access unless something else bridges it to the internet.
Wi-Fi in the lock itself means no extra box, and it means the lock is on your network directly. The cost is power: Wi-Fi is the most demanding of these radios, and locks that run it natively eat batteries faster than the alternatives. Range and wall penetration matter in buildings with substantial construction, which describes most of the multi-storey buildings on this island — a concrete structure is much harder for a radio to cross than a timber-framed house.
Low-power mesh protocols use a separate hub and each mains-powered device relays for the others. They are frugal with battery and they cope better with distance, at the cost of another box to buy and maintain.
The thing worth checking before you buy, and which people almost never check, is where the router actually is relative to the door. An entry door at the far end of a unit, behind a concrete wall from the router, is a marginal radio position, and no amount of firmware fixes physics.
Batteries: resting voltage lies to you
This is the single most useful piece of knowledge for anyone running electronic locks, and it explains a fault that otherwise looks like witchcraft.
A lock's battery meter usually reads resting voltage — what the cells measure when nothing is happening. Turning the bolt draws a heavy current for a moment, and voltage sags under that load. As alkaline cells age their internal resistance rises, so the sag gets deeper. You reach a state where the battery reads healthy while sitting idle and collapses every time the motor runs.
What that looks like in practice: the keypad lights up and beeps, accepts your code, and then the bolt does not move, or moves halfway and stops. The lock reports a jam. The owner checks the meter, sees plenty of charge, and concludes the lock is faulty. It is not faulty; the battery cannot deliver current under load.
Two practical consequences. First, when a lock starts behaving oddly, replace the batteries before troubleshooting anything else, regardless of what the meter says. Second, replace all cells together with the same type from the same pack, and never mix old with new or different chemistries — mixed cells produce exactly this fault on a lock that is otherwise fine.
Cold is not the problem here that it is elsewhere, but heat is. Batteries in a lock on a door that takes direct afternoon sun run hot, and heat shortens their life. Doors on the west and south faces of a building go through batteries faster than doors in a shaded breezeway, and that is worth knowing when you set a replacement schedule.
For a rental unit, schedule battery replacement rather than waiting for the low warning. The warning is designed for someone who lives there and will see it. Nobody sees it on a unit that is empty between bookings, and the first person to encounter a dead lock is a guest arriving at eleven at night.
Mechanical override is not optional
Every electronic lock should have a way in that does not depend on electricity, and on a property you do not live at, this is the difference between an inconvenience and a serious problem.
Most designs keep a conventional key cylinder. Some provide external contacts where a battery can be held against the lock to power it just long enough to open. Some offer neither, and those should be approached with caution on a door that is the only way into a unit.
If your lock has a key cylinder, three rules follow. Keep a key somewhere you can actually reach — not inside the unit the lock secures. Test it occasionally, because a cylinder that is never used seizes, and this island's salt air seizes them faster than most places. And remember that the cylinder is now the weakest defined path into the property, so its quality matters even though you almost never use it.
Whatever the override method, know what it is before you need it, and make sure whoever manages the unit knows too. Discovering the answer at midnight with a guest on the phone is the wrong time.
Salt air and electronic hardware
Exterior electronic hardware on a barrier island lives a harder life than the manufacturer's typical assumption.
Finishes go first. Plated decorative finishes on exterior escutcheons bloom, then lift, then the base metal under them corrodes. It is cosmetic for a while and then it is not, because corrosion around the keypad bezel or the seam between the two halves of the housing lets moisture reach the electronics.
Keypads are the next casualty. A membrane or touch surface exposed to salt spray and driven rain degrades, and the classic symptom is a code that used to work now needing several attempts — one digit in the pad has become intermittent. People assume the code was forgotten or the lock is failing. It is a worn key on the pad.
Battery contacts corrode in high humidity, producing intermittent behaviour that looks exactly like a flat battery.
What reduces all of this: choose hardware specified for exterior and, where the door is genuinely exposed, for coastal conditions. Prefer designs that seal the exterior housing rather than ones with an open seam. Fit doors under a covered walkway or breezeway with less concern than doors standing in the weather facing open water — on the same building those are different environments, and it is reasonable to specify different hardware for them. And rinse exposed hardware with fresh water occasionally; salt washed off is salt not sitting on the finish.
Codes and access, managed properly
The whole point of a keypad on a rental unit is that access can be issued and withdrawn without meeting anybody.
Give every party their own code — each guest, the cleaner, the maintenance contractor, the owner. A single shared code destroys the only real advantage the system has, because you can no longer withdraw one person's access without disrupting everyone else's, and the log tells you nothing.
Change guest codes between stays, and do it as a matter of routine rather than when something prompts you. A code that persists across bookings is a key you handed out and never got back.
Do not use the unit number, the building number, or an obvious sequence. Codes get watched. On an exterior walkway in a busy building, somebody standing nearby can see a code entered without any effort at all.
Withdraw contractor codes when the work finishes. This is the one that is always forgotten, and it accumulates.
If your lock keeps a log, read it occasionally. An access log nobody looks at is a record of things you did not notice.
Common questions
Will a smart lock work if the internet goes down? The keypad and the physical key work regardless. Remote features do not. That distinction is the reason to keep a mechanical override.
Can I keep my existing deadbolt key? Sometimes. Some retrofit designs replace only the interior side and keep your existing exterior cylinder and key entirely.
My lock jams intermittently. Batteries first, then door alignment. In that order, and it is almost always one of those two.
Are they suitable for a rental unit? Yes, and that is where they earn their cost. Per-guest codes and remote revocation are the main reason island owners fit them.
How long do batteries last? It depends on the radio, the traffic and the exposure. On a busy rental door in the sun, plan on replacing them far more often than the packaging suggests, and schedule it.
Is a smart lock more secure than a good deadbolt? Against physical force, not inherently — the bolt and the strike do that work. What it improves is key control, which is a different and often more relevant kind of security.
